A clear path to beachfront ownership
Your own attorney. Title verified before closing. The balance of the initial payment held in legal escrow. Construction invoiced quarterly as the work happens.
You should never have to take it on trust.
Buying a home in another country is a leap of faith for most people. It does not have to be. Every stage of a Rum Cay purchase is built to be checked by someone who works for you, not for us.
You appoint your own Bahamian attorney and title is verified before closing. The US$10,000 reservation and design deposit is paid directly to the developer; the remaining US$490,000 of the initial payment is held in escrow by a Bahamian conveyancing lawyer and released only on the closing conditions you have signed. Construction is invoiced quarterly as the work happens, so you are never paying for a home that has not been built.
From first conversation to keys in hand.
Eight stages, each with a condition that has to be met before the next one begins.
Preliminary consultation
Review the beachfront lots and the four home designs, talk through what you want to build and receive an initial estimated budget range. You can work with the development team or bring your own architect.
Proof of funds
Documentation demonstrating financial capacity of at least US$500,000, the standard initial payment for a 100 ft beachfront property. For 200 ft of frontage the figure is US$1,000,000.
Letter of intent
A short letter expressing serious interest in proceeding with the proposed acquisition. Nothing is binding on the final terms at this stage.
US$10,000 reservation and design deposit
Paid directly to the developer. It reserves your chosen lot for 60 calendar days and starts design development, consultation, preliminary costing and preparation of the purchase agreement. It is credited to the initial payment when you proceed, and is non-refundable if you decide not to. The reservation period can be extended by mutual written agreement.
Design development
The team works with you on the layout, construction specifications, custom features and estimated final cost. There is no fixed limit on revisions during the agreed preliminary design process. Once you approve the design, the drawings go to a registered Bahamian architectural professional for review and stamping.
Independent legal review and purchase agreement
Appoint your own Bahamian attorney, or ask us to introduce experienced local counsel. Your attorney reviews title, the subdivision documentation and the purchase and construction agreements before anything is signed.
Escrow and closing
The remaining US$490,000 is deposited into escrow with a Bahamian conveyancing lawyer. Once the agreed closing requirements are satisfied, the lot is conveyed into your name and the escrow funds are released.
Construction and handover
Building permits are obtained on the stamped plans and construction begins. Payments are invoiced quarterly under the construction agreement. The estimated build period is approximately 12 months from the start of physical construction, subject to design complexity, weather, materials and shipping. Final inspections and handover follow.
What the initial payment covers.
US$10,000 reservation and design deposit
Paid directly to the developer rather than into escrow. It holds your chosen beachfront lot for 60 calendar days and pays for design development, consultation, preliminary costing and preparation of the purchase agreement. It is credited toward the initial payment if you proceed, and forfeited if you do not.
US$490,000 into escrow
- Held in escrow by a Bahamian conveyancing lawyer
- Released on satisfaction of the agreed closing conditions
- Pays for conveyance of the beachfront lot into your name
- Standard 100 ft lot: US$500,000 initial payment in total
- 200 ft of frontage: US$1,000,000, subject to availability
- Escrow holder and release instructions named in the purchase documentation
- Construction payments follow separately, invoiced quarterly
The initial payment is a combined property acquisition and development commitment rather than a published fixed split between land and construction. The price covers the beachfront lot, the completed residence and standard landscaping. Custom features, pools, upgraded landscaping, furniture and artwork are quoted separately and billed directly to the purchaser. The purchaser pays applicable property transfer taxes and their own legal expenses; the seller covers its own legal expenses and ensures property taxes are paid up to date at closing. Stamp duty, VAT, registration and utility-related costs are addressed in the final purchase documentation.
You pay as the home takes shape.
After closing, construction payments are invoiced quarterly under the signed construction agreement, so payment follows progress rather than landing as a single lump sum and you can see what each payment bought.
Anything you change along the way is handled through a written change-order procedure agreed in advance, so the cost of a variation is known before the work is done.
- Site preparation, foundations and initial walls
- Structural construction
- Roof construction and installation
- Windows, doors and building enclosure
- Mechanical, electrical, plumbing and interior finishing
- Final completion, inspections and handover
- Invoiced quarterly, with written change orders for any variation
Foreign ownership, financing and residency.
Foreign ownership
Foreign buyers can generally acquire Bahamian real estate, subject to applicable laws, registration requirements, permits where necessary and other transaction-specific conditions. Your attorney confirms what applies to your purchase.
Financing
Limited financing may be available depending on the purchaser and the proposed transaction, considered case by case in direct discussion with the developer. Availability, qualification requirements, repayment terms and financing costs are determined individually. No financing arrangement is guaranteed.
Residency
The development team can help you obtain professional guidance and submit applications for temporary or permanent residency. Purchasers may be able to pursue temporary residency while the home is under construction, and qualifying owners can explore permanent residency once it is complete. Applications are subject to government eligibility criteria and approval, and buying a property does not automatically grant residency.
Before you commit, get these in writing.
Ask for each of these in the final agreements and have your own attorney confirm them. If anything is unclear, ask us and we will put the answer in writing.
- Confirmation that the US$10,000 deposit is credited to the purchase
- What happens to the deposit if the developer cannot convey the lot
- The named escrow holder and the exact release conditions
- Stamp duty, VAT, legal fees and closing costs, and who pays them
- The quarterly construction schedule and what triggers each invoice
- The change-order procedure and how variations are priced
- Your own written insurance quotation, including hurricane and windstorm cover
- Final architectural drawings stamped by a Bahamian professional
