About Rum Cay

Where is Rum Cay located?

Rum Cay is an island in the southern Bahamas, surrounded by turquoise Atlantic waters at the gateway to the Caribbean. It is known for secluded beaches and a small community centred on Port Nelson.

There are two local convenience stores. Groceries and provisions can also be ordered in through suppliers and the regular freight services.

Rum Cay has an operating, staffed medical clinic serving the island community. It is not a full-service hospital. For emergencies needing advanced treatment, air evacuation can be arranged to Nassau or Florida, depending on circumstances, weather, aircraft availability and coordination with medical providers.

No. There is very little commercial tourism and no major hotel or resort, which is exactly why people seeking peace and privacy choose it.

Port Nelson has approximately 50 residents, based on local project information.

No. Rum Cay sits in the Atlantic Ocean, within the Bahamian archipelago, at the gateway to the Caribbean.

The runway is approximately 4,500 feet. Construction of the new airport terminal is complete and the facility is expected to become operational shortly.

Transport & island life

What vehicles can I use, and can I bring my own?

The beachfront properties

How many beachfront homes are available?

Four home designs are offered within the Beachfront Collection, along the southern coastline close to Port Nelson. Availability of a specific lot is confirmed during consultation.

Each standard building lot provides approximately 100 linear feet of beachfront. You can elect to acquire a further 100 feet, creating a property with approximately 200 feet of frontage, subject to availability.

Yes, extensively. Room layouts, architectural features, interior finishes, kitchens and bathrooms, terraces, pools, landscaping, furniture and artwork can all be adapted. There is no fixed limit on revisions during the agreed preliminary design process.

Yes. A private pool is an optional custom feature, priced individually according to size, type, design, location, construction requirements and associated landscaping.

Yes. You can engage your own architect. The drawings must then be reviewed by a registered Bahamian architectural professional, who where required finalises, signs, seals and submits them for the relevant approvals.

Approximately 12 months from the start of physical construction. This is a planning estimate rather than a guaranteed completion date; more complex homes take longer, and weather, material availability, shipping and contractor scheduling all affect it.

All renderings and floor plans are conceptual examples illustrating possible designs, not final construction documents. Published dimensions are approximate. Final interior area, covered terraces, garage dimensions and total constructed area are established during design development and confirmed in the approved architectural drawings.

The arrangements shown in the conceptual plans are sample configurations. You can request changes to the number and arrangement of rooms, subject to architectural feasibility, engineering requirements and construction costs.

Local Rum Cay builders and contractors, with Capstone Homes of Nassau aligned to the project for larger or more complex residences. Local contractors associated with the development have worked on the new Rum Cay airport terminal, the medical clinic, the hurricane shelter and several existing homes on the island.

Electrical power lines extend to the development. Internet options include Starlink satellite and available cellular services. Fresh water systems can combine rainwater collection and well water. Wastewater systems are available, with the final installation determined by the chosen home design and applicable requirements. Final configurations are set during individual home planning.

The development sits within a government-approved subdivision and the applicable subdivision and zoning approvals are in place. Individual building permits are obtained once your final architectural plans are completed, professionally reviewed and stamped as required.

Yes. One sale has closed within the development, with construction scheduled to begin in December 2026. Two residences are already completed within the broader development and a third is currently under construction.

Subdivision documentation and lot information are shared with qualified purchasers during the property selection and purchase process. Individual surveys and site-specific plans are developed or provided as required. These documents are not published on the website.

Pricing & what is included

What do the prices include?

The price covers legal ownership of your selected beachfront lot, construction of the completed residence, standard landscaping, and standard construction specifications and finishes.

Custom features are quoted separately: private swimming pools, upgraded landscaping, furniture packages, artwork and specialised architectural features. Furniture procurement, shipping and installation are billed directly to the purchaser. The purchaser is responsible for applicable property transfer taxes and their own legal expenses. Stamp duty, VAT, registration and utility-related costs are addressed in the final purchase documentation.

No. The figures shown are indicative for each design rather than fixed quotations. Final pricing depends on the lot, the design, construction specifications and any custom features, and is established individually after consultation and design development. US$2.2M is not a maximum.

There is no single fixed price list covering every possible configuration. The collection is marketed with indicative prices from US$1.2M to US$2.2M, and the developer can provide a preliminary estimated budget range for your preferred design.

Not as standard. Furnishing packages are available as an upgraded custom option. The team can help select furniture and interior furnishings, coordinate suppliers, arrange shipping to Rum Cay, place everything in the completed home and arrange artwork. These services are billed directly to the purchaser.

There is no fixed published pool price. It depends on size, type, design, location, construction requirements and associated landscaping, and is quoted individually once your preferences are known.

It is paid directly to the developer, reserves your selected lot for 60 calendar days and starts design development, consultation, preliminary costing and preparation of the purchase agreement. It is credited toward the initial payment when you proceed. If you decide not to proceed it is forfeited. The reservation period can be extended by mutual written agreement.

Hurricanes & insurance

Are hurricanes common?

Atlantic hurricane season runs June to November. Rum Cay is not hit directly every year, but homeowners should prepare for severe storms.

Homes are planned with reinforced concrete construction, reinforced concrete roof systems, high-impact hurricane-rated windows, roll-down shutters and structural engineering appropriate for the Bahamian environment. Final specifications come from the approved construction drawings. No home is represented as completely immune to hurricane damage.

Yes. Roll-down hurricane shutters can be included as an optional feature.

The developer does not provide insurance quotations and does not designate a particular insurer or broker. Purchasers obtain quotations from insurers authorised to operate in the Bahamas. The development team can supply the property and construction information an insurance application needs.

Buying & construction

Can foreign buyers own property in the Bahamas?

Foreign buyers can generally acquire Bahamian real estate, subject to applicable laws, registration requirements, permits where necessary and other transaction-specific conditions.

Absolutely. You are welcome to appoint your own independent Bahamian attorney, or we can introduce experienced local counsel.

Your attorney carries out title searches and legal due diligence before closing.

Partly. The US$10,000 reservation and design deposit is paid directly to the developer. The remaining US$490,000 of the initial payment is deposited into escrow with a Bahamian conveyancing lawyer and released once the closing requirements are satisfied.

It is a combined property acquisition and development commitment rather than a published fixed split between land and construction. US$10,000 reserves the lot and starts design development; US$490,000 goes into escrow for the conveyance. Construction payments are invoiced separately under the construction agreement.

Conveyancing begins once the US$10,000 deposit is paid. After the purchase agreement is executed and the US$490,000 is deposited into escrow, the lot is conveyed to you as soon as the contractual closing requirements are satisfied.

No. After the initial payment, construction is invoiced quarterly under the construction agreement.

Limited financing may be considered case by case in direct discussion with the developer, subject to eligibility, terms and approval. Financing is not guaranteed.

Not automatically. The development team can help you obtain professional guidance and submit applications. Temporary residency may be possible while the home is under construction, and qualifying owners can explore permanent residency once it is complete. All applications are subject to government eligibility criteria and approval.

A Bahamian conveyancing lawyer administers the escrow and closing. The escrow holder and the detailed release instructions are established in the formal purchase documentation.

The US$10,000 reservation and design deposit is intended to be non-refundable and is retained by the developer as compensation for reservation, design development, consultation, preliminary costing and preparation services. Funds held in escrow are governed by the formal purchase agreement and applicable law.

Construction is invoiced quarterly under the construction agreement. The programme generally runs: site preparation, foundations and initial walls; structural construction; roof construction and installation; windows, doors and building enclosure; mechanical, electrical, plumbing and interior finishing; final completion, inspections and handover.

No. The Beachfront Collection is marketed directly by the development team. There are no brokerage or listing agreements in place.
